Exterior Insulation Retrofit: R-Value Outside the Wall

Every February in the Lower Mainland, I get the same phone call. A homeowner in a 1980s split-level, or a 1970s Vancouver Special, has run their gas heat non-stop for three weeks and the north bedroom is still cold to the touch. The wall isn't broken. It's just doing what a 40-year-old 2x4 stud wall with R-12 batt does in a coastal climate: it leaks heat through every framing member. An exterior insulation retrofit in BC is one of the few upgrades that actually fixes the problem.

What is an exterior insulation retrofit and does it work in BC?

An exterior insulation retrofit adds a continuous layer of rigid insulation (mineral wool, EPS, or polyiso) to the outside face of an existing wall, then re-clads it with new siding, stucco, or EIFS. In BC's coastal climate this moves the dew point outboard of the framing, keeps studs warm and dry, and cuts heating loads by 30-45% on a typical 1970s or 1980s home. The interior wall stays untouched. The work happens from the outside in.

Why exterior insulation beats interior insulation on a BC wall

Interior retrofits are cheaper on paper. You keep the siding, rip drywall, stuff the cavities with something better than the original batt, then re-drywall. On a Vancouver house from 1975, that math is misleading for two reasons.

The first is the framing itself. A 2x6 stud at 16 inches on centre eats about 23% of a wall's insulating value at every stud, plate, and header. The cavity R-value might read R-20 on the batt package, but the assembled wall performs closer to R-13. Adding continuous exterior insulation covers those thermal bridges. Two inches of mineral wool at R-4.2 per inch turns that R-13 effective wall into an R-21 effective wall, a 60% jump for a job that never touches your drywall.

The second is moisture. Coastal BC gets between 1,100 mm and 1,600 mm of rain a year. Interior insulation upgrades on an old wall push the dew point deeper into the stud cavity, where condensation can rot framing over five to seven winters. Exterior insulation does the opposite: it keeps the sheathing and framing above dew point year round. That is why building envelope engineers in BC almost always recommend exterior over interior on any wall that separates a heated space from the outside.

What R-value you need on the outside of a BC wall

BC Step Code Step 3 pushed effective R-values on residential exterior walls from R-17 to R-22 in most zones. Step 4 and Step 5 climb higher again. Vancouver, Burnaby, Surrey, and Richmond are climate zone 4; the Fraser Valley up to Chilliwack is zone 5; Whistler and interior BC sit in zone 6.

For a retrofit, our targets look like this:

  • Zone 4 (Metro Vancouver): R-6 to R-8 continuous exterior, about 1.5 to 2 inches of mineral wool.
  • Zone 5 (Fraser Valley, Squamish): R-8 to R-12 continuous exterior, 2 to 3 inches.
  • Zone 6 (Whistler, Sea-to-Sky, interior): R-12 to R-15 continuous exterior, 3 to 4 inches.

More is not always better. Past three inches, you start needing structural changes to window bucks, roof overhangs, and flashing details. That is where the price curve steepens and the payback period stretches out.

The four insulation materials that work on the outside of a wall

Mineral wool boards (Rockwool Comfortboard 80). R-4.2 per inch. Vapour-open, so the wall can dry outward. Fire-resistant to about 1,000°C. Handles impact without denting. Our default for coastal BC.

Expanded polystyrene (EPS). R-4 per inch. About 25% cheaper than mineral wool per board foot. Vapour semi-permeable. Works well behind stucco or EIFS. Softer than mineral wool, so it needs care around door and window openings.

Extruded polystyrene (XPS). R-5 per inch. Highest R per dollar. Vapour-closed, which changes how the wall dries: it must dry to the interior only. Works on some assemblies, is the wrong choice on others. Never use it without an envelope review.

Polyisocyanurate (polyiso). R-5.7 per inch on paper, but the R-value drops in cold temperatures and can settle to R-4.5 in a BC February. Foil-faced. Common in commercial retrofits, less common on houses.

Ninety percent of the exterior insulation retrofits we do in Metro Vancouver use mineral wool. It costs a bit more per board foot, but it forgives the two things that go wrong most often: an installer who nicks the board and a wall that needs to dry outward after a wind-driven rain event.

What an exterior insulation retrofit costs in Metro Vancouver

Real 2026 pricing on a typical 2,400 sq ft two-storey home with about 2,000 sq ft of exposed wall:

  • 2 inches of mineral wool, new rainscreen strapping, new fibre-cement siding: $58,000 to $72,000.
  • 3 inches of mineral wool, new rainscreen, new acrylic stucco: $65,000 to $85,000.
  • Full EIFS re-clad with 3 inches of EPS built into the system: $52,000 to $68,000.

These numbers include tear-off of the old cladding, weather-resistive barrier (WRB) replacement, new window flashing details, and painted trim. They exclude window replacement, which is where budgets often break.

On a 1970s Vancouver house heating with natural gas at $16.50/GJ, the energy modelling we run says a 2-inch mineral wool retrofit cuts annual gas use by roughly 28 GJ, or about $460 a year. Add the CleanBC Better Homes rebate (up to $5,500 for envelope work on eligible retrofits) and the payback shifts from 30+ years on energy alone to something a homeowner can defend as a whole-envelope investment: the wall lasts 40 years longer, the siding is new, the windows sit in properly detailed openings, and the house moves closer to a Passive House standard without gutting anything inside.

When a retrofit lines up with your envelope work anyway

The strongest case for an exterior insulation retrofit is timing. If your siding is already at end of life, whether that is a 1980s stucco job with map cracks, cedar shingles curling and cupping, or a rainscreen that was never one, you are already paying for tear-off, WRB replacement, and re-cladding. Adding 2 inches of mineral wool to that same job adds 15% to 22% to the total, and you get the R-value upgrade for what is effectively marginal cost.

The weakest case is a house with siding in decent shape, no envelope issues, and no plan to replace the cladding for another decade. Doing an exterior retrofit alone means tearing off siding that still had eight years of life in it. On that homeowner's math, an interior retrofit, even with its compromises, often wins.

That is the honest split. Any contractor who tells you an exterior insulation retrofit is always the right answer is selling you something. It is the right answer when your envelope is up for renewal anyway.

What BC Step Code and strata depreciation reports do to this decision

Two forces are pushing exterior retrofits from optional to obvious in BC.

The first is BC Step Code. Any new construction, and any major renovation that triggers permit, now has to meet energy performance requirements that tighten every three years. A 1970s house re-clad without adding continuous exterior insulation now will need to be re-clad again a decade from now to meet whatever Step 5 looks like in 2035. Doing it once, done right, is the whole argument.

The second is strata depreciation reports. Every BC strata over four units has to publish one every five years, and the 2026 wave of reports is flagging building envelope work, insulation upgrades included, as capital priorities. If you are a strata council member evaluating a building envelope project, the retrofit spec you approve today decides whether the building meets rebate thresholds and passes future energy audits. Skimping on exterior insulation now creates a levy fight in 2032.

What can go wrong (and what we watch for)

Three things fail in exterior insulation retrofits, ranked by how often we see them:

1. Window and door flashings. You are pushing the wall face out by 2 to 4 inches. Every window sill, head, and jamb needs new flashing details that account for the new depth. Skimp on this and you have moved a warm wall out over a leaky window that now drips into a thicker assembly.

2. Roof overhangs. A 12-inch overhang stops protecting the wall the moment the wall gets 3 inches thicker. On some homes we extend the eave; on others we add head flashings to compensate. It has to be planned before the strapping goes on, not patched on site.

3. Fire code separations. In the Lower Mainland's tight-lot subdivisions (parts of Coquitlam, Port Moody, Surrey), houses sit within 1.2 m of a property line. Combustible insulation across that boundary triggers non-combustible cladding requirements. Mineral wool passes without argument; foams need a code review before they go up.

The pattern with all three: the wall itself is the easy part. The details around openings, roof-wall transitions, and property-line proximity decide whether the retrofit adds value or creates a warranty claim five years out.

Airtightness is the other half of the job

Continuous exterior insulation raises the wall's R-value. Airtightness decides how much of that R-value the house actually sees. A wall rated R-22 that leaks air through gaps at the sill plate, around service penetrations, and behind the sheathing seams can behave like R-14 under a real winter pressure differential.

The retrofit is the one chance in the wall's life to fix this. When the old cladding is off and the WRB is being replaced, we tape sheathing seams, seal the sill-to-foundation joint, and detail the WRB as a continuous air barrier. On projects targeting Passive House performance, we blower-door test at 1.0 to 1.5 air changes per hour at 50 Pa; on a typical retrofit we aim for 2.5 ACH50 or better, which is roughly three times tighter than a 1980s house as built. That single detail is where retrofits move from a 30% heating cut to a 45% one.
