Soffit, Fascia and Gutters: The Replacement Everyone Defers

The roofline is the cheapest part of the envelope to fix and the first part owners put off. Real 2026 BC costs, material choices, and the install details that decide whether it lasts.

Nobody phones a contractor about soffit. They phone about the brown stain spreading down the corner of the living room ceiling, or the wasps that got into the attic, or the strip of siding under the eave that went soft. By then the roofline has been failing for four or five winters.

Soffit and fascia replacement in BC is the least glamorous line item on any exterior scope. It is also, dollar for dollar, the one that protects the most square footage of wall behind it. A roofline in good condition moves several thousand litres of water a year away from your cladding and your foundation. A roofline that has been deferred dumps that water down the face of the building instead.

We see the same sequence on Vancouver, Burnaby and Surrey houses every fall. Gutter sags. Water overshoots at the low end. Fascia board takes the run-off, holds it, and rots from behind where nobody can see it. Then the soffit panels lose their nailing surface and start to sag. Then the wall.

What does soffit, fascia and gutter replacement cost in BC?

For a typical two-storey Metro Vancouver house with roughly 180 linear feet of eave, the full roofline package runs $7,000 to $13,000 in 2026. Broken out: vented aluminum soffit $9 to $16 per square foot of soffit area, new fascia board with aluminum capping $16 to $28 per linear foot, and 5-inch continuous aluminum gutter $12 to $18 per linear foot installed.

Those numbers assume ladder and scaffold access on a standard lot. Steep sites in North Vancouver or West Vancouver, three-storey walk-ups, and anything needing a boom lift will push labour up before a single panel goes on.

The three parts do one job

Fascia is the vertical board at the edge of the roof. It carries the gutter and closes off the rafter tails. Soffit is the horizontal underside of the overhang between the fascia and the wall. Gutters hang off the fascia and take the roof water to the downspouts.

Treat them as one assembly, because they fail as one assembly.

The failure almost always starts at the gutter. Gutters in BC fill with fir needles and cedar debris, especially anywhere near the mature trees you find in Kerrisdale, Deep Cove, or the older parts of Coquitlam. Debris holds water. Water sits against the back of the gutter, which is fastened directly to the fascia. Fascia is usually 2x6 or 2x8 spruce with paint or an aluminum cap. Paint fails, water gets in, and the board stays wet for seven months of the year.

Once the fascia is soft, everything downstream is on borrowed time. The gutter spikes or hangers lose their grip and the gutter pitches wrong. The soffit panels, which are held by a channel fastened to that same fascia, start dropping at the outer edge. Attic ventilation goes out of balance because the vented soffit intake is now partly blocked or partly open to the wrong place.

That last part matters more than most owners expect. Soffit vents are the air intake for the whole roof assembly. Block them, and the attic humidity climbs. In a BC winter that means condensation on the underside of the sheathing, then mould on the roof deck, then a much larger conversation.

Why the roofline gets deferred

Because it looks fine from the driveway.

Cladding failure is visible. Cracked stucco, blistered paint, a stone panel that has slipped. Owners and strata councils see those and act. The roofline sits 20 feet up, angled away from view, and the damage happens on the hidden face of the board.

There is also a scope problem. Roofers will replace fascia if they are already tearing off the roof, but they will not usually take on the soffit. Siding crews will handle soffit if they are re-cladding, but they do not want to touch the gutters. Gutter companies hang gutters on whatever fascia is there, rotten or not. So the roofline falls between three trades and gets deferred by default.

We have opened up plenty of walls where the stucco below the eave was replaced at considerable cost five years earlier while the failing gutter above it was left in place. The new stucco was already staining. That is the deferral cost in its clearest form: you pay for the wall twice because nobody fixed the $2,000 gutter run.

One more reason. Depreciation reports for strata buildings list roofing and cladding as separate line items with their own reserve funding, and the roofline often gets buried inside one of them without its own budget. Councils then treat it as a maintenance item rather than a replacement item, and it slides year after year until a water ingress claim forces the issue.

Soffit materials: what actually holds up here

Vented aluminum is what we install on the large majority of BC projects. It comes in continuous vented, centre-vented, or solid panel, typically in .019 gauge for residential and .024 or heavier for multi-family. It does not rot, it does not sag between supports if the spans are right, and it takes a baked enamel finish that holds colour for 20 years or more. Budget $9 to $16 per square foot installed, higher on complex rooflines with lots of returns and hips.

Vinyl soffit costs less, around $6 to $11 per square foot installed, and it is common on newer subdivisions in Langley, Maple Ridge and Abbotsford. It performs acceptably on sheltered elevations. On a south or west exposure it chalks and gets brittle, and in the wind events we now get every November in the Fraser Valley, brittle vinyl panels come out of the channel. We use it when the building already has it and the owner wants to match, not as a first choice.

Fiber cement soffit is the right answer on premium residential and on anything with a wide exposed overhang where the underside is a visible design surface. James Hardie soffit panels in vented and non-vented versions run $14 to $24 per square foot installed, need a painted finish, and are heavy enough that the framing behind them has to be right. They read as a finished ceiling rather than a utility panel, which is why we specify them on custom homes in West Vancouver and on the better multi-family projects.

Wood soffit, usually cedar tongue and groove, is a design decision and a maintenance commitment. It looks correct on a West Coast contemporary house and nothing else matches it. Expect $22 to $40 per square foot installed and a re-oil or re-stain cycle every three to five years on exposed elevations. If the owner is not going to maintain it, we say so before it goes up.

The one material we will not install is uncoated plywood soffit with drilled vent holes. It still shows up on 1970s and 1980s housing stock across Burnaby and New Westminster, and it fails at the edges within a decade in this climate.

Fascia: capping versus replacing

This is the decision that changes the price of the job, so it deserves an honest answer.

Aluminum capping over existing fascia board costs $8 to $14 per linear foot. The crew wraps the existing wood in a formed aluminum trim, fastened at the top edge under the drip edge. It looks new the day it is done.

Full fascia replacement, meaning new dimensional lumber plus capping, runs $16 to $28 per linear foot.

The temptation is obvious. Capping is roughly half the price and looks identical from the ground. The problem is that aluminum capping is not a waterproofing system. It sheds bulk water off the face, but it does not seal the top edge or the back, and any moisture that gets behind it now has a much harder time drying out. Capping sound, dry fascia extends its life considerably. Capping wet or punky fascia hides the rot and accelerates it.

So the test is simple and physical. We probe the fascia every few feet with an awl or a screwdriver. If it bites in more than about 6 mm anywhere along a run, that run gets replaced, not capped. Partial replacement on a single elevation is normal and we price it that way rather than forcing an all-or-nothing number.

One detail that gets skipped constantly: when fascia is replaced, the rafter tails behind it need to be checked. Water that sat in the fascia has usually been sitting against the end grain of the tails. If the tails are soft, sistering or cutting back and scabbing on new material is part of the scope, and it needs to be identified before the estimate is signed rather than discovered on day three.

Gutter sizing is where BC installs go wrong

Standard residential gutter in this province is 5-inch K-style aluminum with 2x3 downspouts. That sizing came out of a rainfall math that does not describe our fall anymore.

An atmospheric river event on the South Coast can deliver 40 to 70 mm of rain in 12 hours, occasionally more. A 5-inch gutter with a 2x3 downspout serving 800 square feet of roof will overshoot in that kind of rain no matter how clean it is. And overshooting water lands at the base of the wall, which is where it does the most damage.

Six-inch continuous gutter with 3x4 downspouts moves roughly 40 percent more water. It costs $16 to $24 per linear foot installed versus $12 to $18 for 5-inch, and downspouts add $10 to $16 per linear foot. On a house with steep roof pitches, long runs, or valleys dumping onto a single section, the upgrade pays for itself the first time the Pineapple Express parks over the Lower Mainland.

Material matters less than size, but it matters. Aluminum at .027 gauge handles residential work. Galvanized or pre-finished steel at $22 to $32 per linear foot is what we specify on multi-family and on anything with ladder traffic, because steel does not dent when someone leans a ladder on it. Copper, at $45 to $70 per linear foot, is a heritage and premium residential material. On a restored house in Shaughnessy it is the correct call. Anywhere else it is jewellery.

Gutter guards deserve a flat answer. The fine mesh screens that clip over the front bead work reasonably well against cedar and fir needles. The foam inserts do not; they clog, they hold moisture against the gutter face, and they make cleaning harder than having no guard at all. If there is a big conifer over the roof, budget for cleaning twice a year and skip the foam.

Install details that decide whether it lasts

Drip edge continuity. The roof drip edge has to lap over the back of the gutter, not behind it. Get this backwards and every rainfall sends a thin film of water down the face of the new fascia, inside the capping.

Hanger spacing. Hidden hangers at 24 inches on centre is the standard we hold to, tightened to 16 inches in known snow-load areas like the Sea-to-Sky corridor and the higher parts of Coquitlam and Burke Mountain. Spike-and-ferrule fastening is obsolete and we do not use it.

Pitch. A quarter inch of fall per 10 feet of run, checked with a level, not eyeballed. Long runs get a high point in the middle and two downspouts rather than one heroic slope.

Soffit ventilation area. Code wants roughly 1 square foot of net free vent area per 300 square feet of insulated ceiling, split between intake and exhaust. Continuous vented soffit delivers that easily. What breaks it is insulation stuffed into the eave without baffles, which we check and correct during the work rather than panelling over.

Downspout discharge. The downspout has to connect to the perimeter drain or discharge onto a splash block well away from the foundation. We still find downspouts on Vancouver houses that terminate 200 mm above bare soil against the wall. The perimeter drain tie-in matters more than the gutter itself, and it is the detail an owner can check personally in about ten minutes.

Fastener compatibility. Aluminum against galvanized steel, or aluminum against pressure-treated lumber, sets up a corrosion reaction that eats the fastener. Stainless or coated fasteners, always. Strata and multi-family: the access math

On a four-storey walk-up in Burnaby or New Westminster, the material cost of the roofline package is a small fraction of the total. Access is the number.

Swing stage, mast climber, boom lift or scaffold on a multi-family roofline can run $18,000 to $60,000 depending on the building footprint, the site constraints and the duration. Which is exactly why roofline work on a strata should be sequenced with the cladding, the balcony membranes, or the window replacement rather than done as a standalone.

We have priced the same soffit and fascia scope for the same building two ways. Standalone: $71,000. Bundled into an envelope project already carrying scaffold: $34,000. The work was identical. The scaffold was the difference.

If your building is heading into a building envelope project or a siding replacement, get the roofline into that scope now. Councils that hold the roofline back to reduce a special levy usually end up paying for the same access twice within five years.

What we recommend

For a standard Metro Vancouver house: continuous vented aluminum soffit, new or selectively replaced fascia with aluminum capping, and 6-inch continuous aluminum gutter with 3x4 downspouts. Skip the 5-inch. The upgrade is a few hundred dollars on a typical house and it is the single change most likely to keep water off your cladding in a November storm.

For a multi-family or strata building: specify pre-finished steel gutter, heavier gauge aluminum soffit, and bundle the entire roofline into whatever envelope or exterior renovation work is already scheduled. Do not let it sit as its own future line item.

For a heritage or premium custom home: fiber cement or cedar soffit, full fascia replacement, and copper only if the rest of the building justifies it.

And regardless of building type, walk the perimeter after the next real rainfall. Not during a drizzle. During a proper Lower Mainland downpour, with a coffee, looking up. Overshoot, drips at joints, water running down the fascia face, a downspout backing up at the elbow. Ten minutes will tell you more than any photo an estimator can send you.

FAQ

How long does soffit and fascia replacement take on a house?

Two to four working days for a standard two-storey house with 180 linear feet of eave, assuming ladder and scaffold access and no significant rafter tail repair. Add a day if fascia runs are being fully replaced rather than capped, and add time for weather. We do not install gutter sealant below about 5 degrees Celsius, which affects scheduling from late November through February.

Can soffit and fascia be replaced without redoing the roof?

Yes, in most cases. The crew lifts the first course of shingles or tile at the eave to get at the drip edge and the fascia, then re-seats it. On an asphalt roof past 20 years old the shingles are brittle enough that lifting them causes damage, and at that point sequencing the roofline with the re-roof is the better call. On a metal roof the eave detail usually comes apart cleanly.

Is aluminum capping over old fascia a real repair or a cover-up?

It depends entirely on the condition of the wood underneath. Capping dry, sound fascia is a legitimate repair that adds decades. Capping wet or rotting fascia is a cover-up that makes the eventual repair more expensive. Any contractor quoting capping without probing the board first is guessing, and you should ask them what they found.

Do I need 6-inch gutters in Vancouver?

On most houses, yes. Five-inch gutter handles average rainfall fine and overshoots during the heavy-rain events that now define BC falls. Six-inch with 3x4 downspouts is the sizing we specify by default on anything with steep pitches, long runs or valleys concentrating water.

Does soffit and fascia replacement help with attic moisture?

Often, directly. Blocked or improperly vented soffit is one of the most common causes of attic condensation in BC homes. Replacing it with continuous vented panel and installing baffles to keep the insulation out of the eave restores the intake air the roof assembly needs. If there is already mould on the roof sheathing, that gets addressed as its own scope first.
